The sale is conducted under judicial supervision.

Any offer to purchase must be made using the form "OFFER TO PURCHASE A PROPERTY FOR SALE UNDER COURT SUPERVISION BY PRIVATE SALE" provided by the seller

Upon acceptance of the offer to purchase, the buyer must pay a deposit equal to 5.00% of the offered price, payable to "Étude Coulombe Dubé, en fidéicommis" by certified check, bank draft, or secure electronic transfer.

The buyer will take the property in its current condition at the time of signing the deed of sale and will acquire it without legal warranty, as seen, and at their own risk.

It is the buyer's responsibility to inspect the property and the title deeds beforehand.

Étude Coulombe Dubé, as the seller, is not obligated to provide the title deeds or a certificate of location.

The buyer is responsible for the fees and costs associated with preparing the deed of sale, the registration fees, and the costs of any additional copies of said deed.

All duties, taxes, levies, transfer taxes, and other levies that may arise from the sale
are the responsibility of the buyer.
